BOOKING CONDITIONS
CONTRACT. The Contract for a short term holiday rental shall be made between the Client and Islands and Highlands Cottages. The Contract will be entered into when Islands and Highlands Cottages issues the confirmation form and will be subject to all the following booking conditions:-
PAYMENT. Unless otherwise stated, a deposit of 25% of the rental fee is payable if the booking is made 12 weeks before the start of the rental. The balance shall be payable 12 weeks before the commencement of the rental. Non-payment f the balance of the rent on or before the due date shall be deemed as a cancellation of the contract by the client. For bookings made less than 12 weeks prior to the commencement of the rental the total fee is payable on sending the Booking Form. For Bookings made less than 2 weeks prior to the commencement of the rental all payments must be made by credit card or cash . No Cheques can be accepted. A booking fee of £20 is payable for each holiday.
CANCELLATION. Any cancellation made by the client for whatever reason shall be in writing and addressed to Islands and Highlands Cottages at the address at the bottom of the Booking Form. On receipt of notice of cancellation Islands & Highlands Cottages will seek to re-let the property for the period of booking – if Islands and Highlands Cottages succeeds in re-letting the property for the whole period it will refund all monies paid less an administration charge of £20 (plus VAT) per week booked. If Islands and Highlands Cottages only succeeds in re-letting the property for part of the period it shall refund an amount equal to the money paid less (i) the rental for the period which is not re-let and (ii) an administration charge of £20 (plus VAT) per week booked. If Islands & Highlands Cottages is unable to re-let the property at all then all monies paid by the client shall be forfeited to Islands & Highlands Cottages. Islands and Highlands Cottages strongly recommends client to take out Cancellation Insurance.
VAT. VAT is included in the rental fee where applicable.
PERIOD OF HIRE. Rentals commence unless otherwise notified at 4.00 p.m. on the day of arrival and terminate at 10a.m. on the day of departure.
NUMBER OF PERSONS USING THE PROPERTY. The number of persons occupying the property must NOT exceed the maximum stipulated in the brochure and identified on the booking form. Islands and Highlands Cottages reserves the right to refuse entry to the entire party if this condition is not observed.
COMPLAINTS. Should there be cause for complaint during the occupation of the property it must be notified to Islands and Highlands Cottages and in the case of serious problems confirmed in writing.
BREAKAGE or DAMAGE. The client is legally bound to reimburse Islands and Highlands Cottages for replacement, repair or extra cleaning costs on demand. Some properties require a security surety.
CARE OF PROPERTY. The client shall take all responsible and proper care of the property. Its furniture, pictures, fittings and effects in or on the property and leave them in the same clean and tidy condition and state of repair and condition at the end of the rental period as at the beginning.
LIABILITY. Islands and Highlands Cottages, its employees and agents shall not be under any liability to the client or any third parties for any loss or damage arising from the breach of contract, negligence, misrepresentation or otherwise.
WARRANTIES. Islands and Highlands Cottages does not warrant and is not responsible for the accuracy of any verbal information given or statements made by its servants or agents.
RIGHT OF ENTRY. Islands and Highlands Cottages shall be allowed the right of entry to the property at all reasonable times for the purposes of inspection or to carry out any necessary repairs or maintenance.
CANCELLATION INSURANCE. Cancellation Insurance is advised and Islands and Highlands Cottages recommends clients take out cover.

PETS. Dogs are welcome at some of our properties but must be kept under careful control at all times. Dogs must NOT be allowed on furniture and no other pets are permitted. Please note there is a surplus charge for pets.
