Please find herewith some helpful information regarding Holiday Letting. Islands & Highlands Cottages was established in 2001 to provide a much needed local ‘on the spot’ service. With our experience and in depth knowledge of the area we can advise cottage owners and visitors to the area on all aspects of Highland Holiday Letting.

Fire & Safety Regulations

The furniture and fire regulations 1988 Act applies to all holiday let properties. More information regarding this can be obtained from your local Trading Standards Office.

The regulations apply to:
Dining chairs, armchairs, sofas, cushions,
Beds, sofa beds, futons, pillows, upholstered headboards, mattresses and divan bases,
Children’s / Nursery furniture including playpens, highchairs and cots,

The regulations do not apply to:
Bedding, pillowcases, sleeping bags, mattress covers, carpets and curtains

Gas Appliances
The Gas Safety Regulation 1994. All property owners with gas appliances are responsible for the safety of their guests, annual checks are advised on all gas appliances to prevent any accidents such as carbon monoxide poisoning.

Your Responsibilities
Make sure that all electrical systems in the property are maintained, so there is no danger to any visitors to the property. The definition of ‘electrical systems’ is extensive, so we have detailed the most relevant to a holiday let owner these are, televisions, washing machines, refrigerators, irons, hairdryers, electric blankets, lamps, kettles etc. The regulation only applies within the property owners control, electrical equipment brought in by visitors is not covered by the regulation.

Ensuring that a GAS SAFE registered contractor does yearly checks of any gas appliances and records are kept, both visitors to the property and Environmental Health Officers can make checks at any time. Please be aware that it is illegal to carry out any work on gas appliances unless you are GAS SAFEregistered.If you suspect that any gas appliances in your property are unsafe, they must be removed from the property and not used until checked by a registered contractor.If you require any future information regarding the above regulations, you can call 0 800 408 5500 for more information.

Presenting your property is the first step; you must make sure that the décor in your property is fresh and clean. The furnishings should all be of a good quality and comply with the Fire Safety Regulation 1988. (For more information regarding this please, contact your local trading standards office).

The basic amenities should be provided in your property (please see attached list) extra luxuries such as dishwashers, DVD players are not essential items but are often asked for by visitors when booking properties

The presentation of your property is important, do not make the rooms cluttered with furniture; visitors are not looking for storage. A light homely feel is what any holidaymaker wants.

No matter what size your property there is a market for it. The smaller more remote spots are a big selling point here on the Isle of Skye and then there the larger properties that we market towards larger families that are looking for a relaxing holiday.

The rental charge for Holiday Lets varies according to the size of the property, the presentation of the house and grounds. If you have presented the property well the potential for bookings can range from 20 to 28 weeks of the year.

Three piece suite plus sufficient chairs and /or sofas to accommodate the number of guests sleeping in the property. Coffee table (s) standard lamp (s) Open fireplace or an electric /gas fire. Colour TV, radio/CD player. Fitted carpet/ wooden floors (with rugs)

Dining room table/ breakfast bar to accommodate the number of guests in the property.

A Cooker and Refrigerator of sufficient size for the number of guests. Automatic Washing Machine and drying facilities. (The following are not essential but are appreciated). A Microwave Oven, Dishwasher and Freezer.

Our visitors greatly appreciate the added extra which make a house a home. Cushions and pictures. Information on the local area such as bus timetables, boat trips and also for those rainy days here on Skye books, games and videos. If the property is available for family letting then please ensure that a cot and highchair are provided. Garden furniture and perhaps a BBQ all add to the enjoyment of our visitors. Please ensure that details of Doctors, Police, Dentists and any instructions relating to equipment in your property are clearly displayed together with the day the bin is to be emptied


We maintain a sophisticated all-inclusive purpose built computerised database which contains exhaustive details of properties, locations and general information, thereby allowing us to respond immediately and efficiently to all queries posed by our visitors.

Our marketing strategy ensures that our advertising reaches and impacts upon the widest audience so maximising the letting potential of your property. Consequently, we have purchased a dedicated Internet Website so that our service and your properties are marketed world-wide. The Highlands and Islands are attracting ever increasing numbers of visitors from Europe, USA Australia and the Far East. Therefore we believe it is prudent, in fact necessary, to advertise in these countries and the Internet provides one valuable opportunity for us to reach these markets.

(The following summarises our service)

  • Inspect and photograph your property for inclusion in our annual high quality full colour brochure with comprehensive details and colour photographs.
  • Market and advertise your property in selected quality newspapers, specialist holiday journals and national tourist publications.
  • Provide a twenty four hour booking service; distribute the brochure to all enquirers.
  • Administrate all enquiries and arrange bookings.
  • Finalise the booking, collect deposit, and collect balance of cost of holiday prior to the commencement date. Issue route and location maps, and the details of key collection arrangements.
  • Advise owner and/or caretaker of all bookings taken on their behalf.
  • At the end of the month issue to you a statement of income and expenditure, together with a remittance for the sums then due to you including all deposits received on your behalf.
  • If required obtain a returnable damage deposit in the event of loss, breakage or damage. (This must be decided at the commencement of contract).

Your property will be featured in our high quality brochure which incorporates both excellent colour photography and comprehensive details showing your property to its best advantage whilst at the same time featuring information about the location and area including a bibliography.

We operate on traditional commission earning basis which is the best method for all parties. We take a commission of 20% of the rental charge, which also attracts VAT at the prevailing rate on that commission. An additional £20 booking fee for each booking, is paid by the holiday maker. This is added to the rental charges we have agreed with you and covers the cost of credit card commission and photography. Unlike the vast majority of our competitors WE DO NOT MAKE A CHARGE FOR REGISTRATION OF ENTRY IN OUR BROCHURE. Should you require your property for personal use, it is vital that you inform us immediately of the weeks for which your property will be unavailable for letting.

We will maintain a personal account for your property. All funds belonging to you will be paid into your account and only accounts due in respect of your business can be paid out of your account. Deposits and rentals received on behalf of your property are paid direct into your account. Unless it is a late booking, we ensure you receive full payment for you property 4 weeks prior to occupation.

As a long established law firm and estate agency, we have the comprehensive infrastructure to absorb the overhead costs of our holiday division. Therefore, we do not charge registration fees to our customers.

A charge of £55 plus vat will be incurred if having advertised  a property for letting on our web sites you thereafter decide to remove it.  This fee is to help cover the costs incurred for our work.
